A woman is in hospital with life-threatening injuries after she suffered significant burns outside a property in Melbourne's outer south-west in what police described as a dispute.

Police said the woman, aged in her 30s, was in the front yard of a home in Rivercoast Road in Werribee South when the incident occurred about 2am on Wednesday.

Detectives are investigating what led to the woman being burnt and have set up a crime scene.

Two other people suffered minor injuries and a man and two women are being interviewed by police.
